EPC Compliance & MEES

Energy Performance Certificates (EPCs) rate property energy efficiency from A (best) to G (worst). UK rental properties must meet Minimum Energy Efficiency Standards (MEES).

Current MEES Requirements

Property TypeMinimum RatingEffective

Domestic new letsE1 Apr 2018

Domestic existing tenanciesE1 Apr 2020

Non-domestic new letsE1 Apr 2018

Proposed changes (consultation stage):

  • • Domestic: C by 2028 (new lets), C by 2030 (all)
  • • Non-domestic: B by 2030

EPC Tracking in MaintenanceOS

Each property → EPC tab:

  • • Current rating + certificate number + expiry date
  • • Auto-warning: 6 months before expiry (EPCs valid 10 years)
  • • MEES status: Compliant / Exempt / Non-compliant
  • • Improvement recommendations from certificate

Exemptions

Valid exemptions (must be registered on PRS Exemptions Register):

  • • High cost: Improvements exceed £3,500 cap (domestic)
  • • 7-year payback: Improvements don't pay back in 7 years
  • • Wall insulation: Expert confirms not feasible
  • • Consent: Planning / listed building / tenant refusal
  • • Devaluation: Improvements reduce value >5%

MaintenanceOS tracks:

  • • Exemption type
  • • Registration date + expiry (5 years)
  • • Supporting evidence (quotes, expert reports)
  • • Auto-warning before exemption expiry

Improvement Planning

When EPC < E (or targeting C for future compliance):

1. Property → EPC → View Recommendations

2. See prioritised list: measure, indicative cost, rating impact

3. Create Improvement Plan:

- Select measures

- Set budget + timeline

- Assign to contractor / project manager

- Track progress

Non-Domestic EPCs

For commercial properties:

  • • Display certificate in building (>500m², public access)
