UK Maintenance Regulations: What Property Teams Need to Know

UK property maintenance isn't just about fixing things — it's a regulated activity with criminal liability for non-compliance. This overview covers the core obligations for landlords, letting agents, block managers, and housing providers. It is not legal advice.

How MaintenanceOS Helps (Pre-Launch)

MaintenanceOS is pre-launch software designed to assist with compliance workflows:

  • • Structured intake captures asset type (gas/electrical) → triggers correct safety latch
  • • Safety latches hold gas/electrical work for Gas Safe/NICEIC clearance → audit trail
  • • Tenant vulnerability flags → escalates to safeguarding lead
  • • Section 20 tracking → records consultation stages, estimates, decisions
  • • FRA integration → links fire risk actions to maintenance workflow

No invented certifications. No compliance theatre. The software assists; the responsible person decides.
